The modern-day state of Kansas was originally inhabited by the Paleo-Indians more than 12,000 years ago. This tribe engaged in hunting and gathering and they encountered animals such as horses, ground sloths, camels, and mammoths. During the Archaic period, animals were fewer due to the widespread hunting. Their culture adapted to gathering wild fruits and hunting smaller animals that they stumbled upon. The Archaic people embraced agriculture about 3,000 years ago. It is during this period that these natives started building permanent dwellings like the El Quartelejo Ruins. Even though farming and maize cultivation became widespread, these natives still supplemented their diets by engaged in gathering of wild foods even after the introduction of irrigation. However, by the time of the first European contact, the Kanza Native American tribe - after which the State was named, together with the Osage Nation held the eastern part of this land and inhabited the villages in the river valleys. The tribes in the west, however, hunted bison and lived more semi-nomadic lives.
Francisco Vasquez de Coronado was the first Spanish explorer to visit Kansas in 1541. In 1724, the French arrived in this land and built a trading post at the mouth of Kansas River. The Spanish gained control of this region in 1763 up until 1800 when the French temporarily took over. Three years later, the U.S. government took most of this territory through the Louisiana Purchase. The U.S. government took full control of the remaining southern part of Kansas Territory after it emerged victorious in the Mexican-American War in 1848. In 1854 the state was opened for settlement, and the population grew rapidly in the area.
This territory had a history of being a hotbed of political chaos between the pro-slavery settlers from Missouri and the so-called ‘Free-Staters’ from New England. However, on January 29, 1861, the abolitionists prevailed, and Kansas was entered to the US as a free state as the 34th state with an estimated population of about 110,000 people. Shortly after the Civil War, the immigrants flocked here and turned the wild prairies into farmlands instead. Today Kans. is among the most productive agricultural states producing corn, sorghum, soybeans, and wheat. The state covers an area of 82,278 square miles making the country’s 15th largest state in land area. With its estimated 3 million Kansans calling it home, it now ranks as the 34th most populous US state. Nicknamed the Sunflower State, the Wheat State, and the Free State, Kans. uses ‘To the stars through difficulties’ as its official state motto.

The Red Hills covers the southern part while the Smoky Hills are located in the north central part of this state. The High Plains covers the western while the Glaciated Region covers the Northeast.
The Wheat State is characterized by three climatic conditions: humid subtropical, semi-arid steppe, and humid continental. The northeastern part of the state experiences humid continental climate with cold winters, hot and humid summers, and receives most of the rainfall in the spring and summer. In the western side, it is a semi-arid steppe climate with scorching summers with less humidity and winters that change from warm to freezing. The southern part has a humid subtropical climate with humid and hot summers and more precipitation in the winters than the other parts. It ranks as the ninth sunniest state in the USA. Due to its unique climatic boundary conditions, the area is frequently vulnerable to severe thunderstorms and tornados.

When buying or selling a house in Kansas, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying real estate and its initial starting point is the Sixth Principal Meridian
If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a lien theory state. This just means that the raw title of the property will remain as collateral until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.
If for some reason the borrower cannot repay the home loan, then the lender must go to court and start a judicial foreclosure which typically takes about 130 days to complete so long as it remains uncontested. During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the Kans. foreclosure process are mostly found in the Kans. Statutes Annotated: Chapter 60, Article 24 (2410).
However, if you are a Kansan landlord that needs to evict a non-paying tenant, then you would need to reference the K.S.A. of Chapter 58, Article 25, §§ 2501-2573 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the KS Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Kansas Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, have at least a GED, complete at least 30 hours of their approved real estate courses, successfully pass the written state real estate exam, pass certain criminal background checks, and pay the various required licensing fees.
The favorable business environment, modern education system, the never-ending sporting action, the good transportation network and the attractive parks are just a few reasons why many Kansans boast of calling Kansas home. Speaking of homes, if you happen to have one that you would like to sell, then we would be honored with the opportunity to purchase it from you. If the speed of selling your home is your concern, have no fear because we can close escrow very quickly. In fact, if you had only contacted Finally Sold ten days ago, your home could have already been Finally SOLD by now.
