Various Native American tribes continuously inhabited the modern-day state of Missouri for at least the past 7000 years. One of these early tribes were the Mississippian culture, which created large cities and earthen mounds which saw the European Americans name the present-day town of St. Louis as the ‘Mound City.' The French were the earliest Europeans to arrive in this area in the 1750s and settled both Ste. Genevieve and then later the town of St. Louis in 1764 which served as a regional trading center for the fur trade as it was located near Illinois River.

The Spanish arrived afterward in this area at around 1767 with the aim of joining forces with the French so as to jointly fight the British troops. This territory fell under the Spanish rule under the reign of Napoleon Bonaparte. After the signing of the 3rd Treaty of San Ildefonso, the Spanish ceased to reign over Louisiana, and it was taken over by the French. This was however just for a short time as this territory fell under the U.S. government following the Louisiana Purchase of 1803.

With an estimated population of about 70,000 people, Missouri was admitted to the Union on August 10, 1821, making it the 24th state. Mo. is ranked as the 21st largest state based on area as it covers 69,707 square miles. With the nearly 6 million people that call it home, it is ranked as the 18th most populous US state. Nicknamed the Show Me State, its motto borrows from Latin phrase ‘Salus Populi Suprema Lex Esto’ which translates to; ‘Let the good of the people be the supreme law’.

The state is located in the Midwestern part of the United States and borders the eight states of; Illinois, Iowa, Kentucky, Arkansas, Tennessee, Nebraska, Kansas, and Oklahoma. The major rivers within this state are the Missouri River and the Mississippi River. The upper side of this state is known as the Northern Plains which features rolling hills. The lower part of the state is covered by the Ozark Mountains and the St. Francois Mountains with high contents of limestone, caves, and sinkholes. The Bootheel region is located in the southeast part of the state and is known to be the wettest, lowest, and warmest which supports agricultural activities.

This state has various national trails and parks that preserve the history here and also as acts as natural habitats. The Pony Express National Historic Trail is the path that was used to horse riders as they delivered mail from California to Missouri and cuts across various states. The Ulysses S Grant National Historic Site preserves the property that once served as the home of Former US President Ulysses S. Grant, who victoriously led the Union army as a general during the Civil War. The George Washington Carver National Monument was built to honor one of the best agricultural scientists in the United States. Jefferson City serves as the state's capital and has several nicknames which are derived from its name which include; JC, Jeff City, JMCO or Jeff. This city was named for United States’ 3rd President; Thomas Jefferson. Jefferson City doesn’t have any interstates, but it is served by highways 50, 54, 179, and 94, along with air services out of the Jefferson City Memorial Airport.

The state has a variety of modern schools that provide training based on up to date curriculum. Mizzou, with its main campus in the city of Columbia, is the state's largest public university. Other public universities here are: MST located in Rolla, Harris-Stowe University in St. Louis, Lincoln University in Jefferson City, NMSU in Maryville, MSSU in Joplin, MO State in Springfield, MWSU in St. Joseph, the UCMO in the town of Warrensburg, Truman State University in Kirksville, and SEMO in Cape Girardeau. Some of the major private universities here are the Saint Louis University and Washington University, both of which are located in St. Louis.

This great state has a vibrant sporting community with major teams competing in three of the big four US professional sports leagues. Some of the most popular sports teams here include; the MLB’s Kansas City Royals and St. Louis Cardinals Baseball teams, the NFL Kansas City Chiefs football team, the NHL St. Louis Blues ice hockey team, and the MLS Sporting Kansas City soccer team. Collegiate level games are also famous within this state with several universities from the NCAA Division I. The most notable teams are the Bears, Tigers, and Redhawks. Mizzou and the University of Kansas are known for their game rivalry, which is the 2nd oldest in the United States college sports, and their games are referred to as the “Border War.”

The heritage and culture of this state are preserved and appreciated through various events and museums. The MO State Museum contains artifacts and collectibles that detail the diverse cultures of the locals. This museum also houses various weapons and machinery used during the Civil War to enlighten people on the role of Missourian soldiers in the country’s history. Other museums of interest include; the MO State Penitentiary Museum, the American Jazz Museum, and the 1827 Log Courthouse. Silver Dollar City’s World-Fest has been rated among the country’s largest international Festivals and features presentations from various international artists. The Fair Saint Louis has been dubbed the ‘America’s Biggest Birthday Day Party’ is known for its beautiful fireworks and the Annual Veiled Prophet Parade.

The economy here is spread across various economic sectors such as retail, education, food processing, healthcare, and banking to name just a few. This state is headquarters to around 10 Fortune 500 companies like Express Scripts Holding, Emerson Electric, Centene, Monsanto, Reinsurance Group of America, O'Reilly Automotive, Peabody Energy, Jones Financial, Graybar Electric, and Ameren. Some of the other largest private employers here are; Barnes-Jewish Hospital Systems, Wal-Mart, Washington University, Mercy Hospital System, Ford Motor Company, Hy-Vee, Lester E. Cox, Schnuck Markets, SSM Healthcare and the Boeing Company.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed or to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the (PLSS) methodology when surveying real estate. The initial starting point for their PLSS is the Fifth Principal Meridian which uses lines originating from the old mouths of the Arkansas and St. Francis Rivers.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 60 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Mo. foreclosure process are mostly found in the Missouri Revised Statutes.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Mo. statutes of Chapter 441 and Chapter 535 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Mo. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Missouri Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, either complete at least 48 hours of approved MO real estate courses or be a licensed attorney, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Mo. real estate broker, and pay the various required licensing fees.
