The Paleo-Indians are believed to have been the first inhabitants of the modern-day state of Nevada at least more than 10,000 years ago. The Paiute tribe would later inhabit this land, and they mostly engaged in hunting and gathering. Other notable tribes were the Shoshone and Washoe tribes. In 1861 land was formally carved out from the Utah Territory to create the Nevada Territory.

With an estimated population of about 40,000 people, Nevada was admitted to the Union on October 31, 1864, making it the 36th state. It covers an area of 110,622 square miles making it the country’s 7th largest state in land area. With the nearly 3 million Nevadans calling it home, it is ranked as the 35th most populous US state. Several nicknames have been adopted for Nev., and they include; the ‘Silver State’, as silver played a significant role towards the growth of its economy, the ‘Battle Born State’, owing to the fact that it was admitted to the Union during the Civil War, and the ‘Sagebrush State’, due to a prominent plant that grows in this state. Nevadans are guided by the motto; “All for our Country” and Blue and Silver are its official colors.

The state is located on the western side of the United States and shares its borders with the states of; California, Arizona, Utah, Oregon and Idaho. The Great Basin covers the better part of its northern side and features a mild desert climate with hot summers and cold winters. The central part of the state is made up of mountain ranges while the lower side falls under the Mojave Desert with mountains such as Spring Mountain Range. The Silver State was originally founded as a mining state, but other industries have brought enormous contributions over the years. The primary economic sectors include; entertainment, tourism, cattle ranching, banking, education, transportation, and finance among many others. When buying or selling a house in Nevada, the real estate closing agent will typically use a Grant Deed Bargain and Sale Deed or a Quitclaim Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying real estate and uses the Mount Diablo Meridian as its initial starting point.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust. Another less conventional method in Nev. is for the bank to use a Mortgage instead.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 120 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Nforeclosure process here are mostly found in Nev. Revised Statutes Chapters 106 & 107.

However, if you are a Nevadan landlord that needs to evict a non-paying tenant, then you would need to reference the N.R.S. of Title 10, Chapter 118 & 118A instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the NV Real Estate Division, which oversees all the licensing of the agents and most of the implementation and enforcement of the Nevada Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 90 hours of approved NV real estate courses, successfully pass the written state real estate exam, pass certain criminal background checks, and pay the various required licensing fees.
