Despite Italy’s first arrival, the land was claimed by Dutch settlers in 1609, forming part of the 'New Netherlands.' In 1664, the region was taken over by the English, later becoming the 'New Jersey Colony' in 1702.

The state was among the 13 thirteen colonies that participated in the American Revolution War against the British. In 1776, a new constitution was passed which allowed it to rule itself. Its representatives who signed the United States Declaration of Independence included; Richard Stockton, John Witherspoon, John Hart, John Witherspoon and Francis Hopkinson and among many others.

On December 18th, 1787, New Jersey was admitted to the Union making it the 3rd state with an estimated of about 190,000 people. When it comes down to size, it is the fourth smallest state in the US, covering just 8723 square miles. Despite its small size, it is densely populated with about 9 million people calling it home and it ranks as the 11th most populous US state. The State is comprised of 21 counties, with the largest cities across the state being Newark, Jersey City, Paterson, Elizabeth, and Edison. It was first nicknamed ‘The Garden City’ by Abraham Browning when he compared it to being “an immense barrel, filled with good things to eat and open at both ends” Its motto is ‘Liberty and Prosperity’ and the official colors are blue and buff.

Located in the northeastern part of the United States, this state falls under a region called the Mid-Atlantic which is in between the South Atlantic States and the New England. It shares its borders with Pennsylvania, New York, Delaware and the Atlantic Ocean. This state has been divided into three geographical regions namely; North Jersey, Central Jersey, and South Jersey. This state is characterized by a humid subtropical climate with South Jersey registering less precipitation and higher temperatures than the other two upper regions.

Visiting this state gives you a chance to tour some of the best parks and historical monuments in the area. This state brags of housing the Morristown National Historical Park, which was used by the Continental Army led by General George Washington during the century’s most severe winter of 1779 and 1780. This park was the 1st site to be recognized as a United States’ national historical park. This park also houses Ford Mansion and various soldier huts located at the Jockey Hollow.

The Appalachian Trail is a major historical landmark that crosses this state as well as other eleven states. This footpath touches it from its border with Pennsylvania and ends at its New York border. The Delaware Water Gap National Recreational Area is a park lying both here and in the neighboring state of Pennsylvania. Other areas that are worth a visit are; the Washington-Rochambeau National Historic Trail, Gateway National Recreational Area and Thomas Edison National Historical Park.

The climate here is mostly moderate, with clearly defined cold winters and hot and humid summers. However, temperatures and conditions are subject to quick change due to the state's proximity to the stormy Atlantic Ocean. The coldest month in NJ is January, with upper temperatures in the high 30s and lower temperatures in the low 40s. The warmest month is usually July, with highs in the mid-80s and lows in the 60s. Spring and fall are often mild, showing a clear transition between summer and winter.

The state's capital is the city of Trenton which also once served as the capital of the United States. Trenton is known by various nicknames based on historical occurrences. Its contribution in the war made it be called “The Turning Point of American-Revolution.” It is home to the city-owned and managed Trenton/Mercer Airport which is ranked as the 3rd largest public airport in the state.

The state has a rich educational history and is endowed with a variety of schools. Rutgers University is the largest public university in this state which is a public research university that was originally founded as the Queen’s College. Other public universities here include; Thomas Edison State University in Trenton, Montclair State University in Montclair, William Paterson University in Wayne, NJCU in Jersey City, Stockton University in Galloway, Rowan University in Glassboro and Kean University in Hillside. The Princeton University, a private research university, located in the city of Princeton has been ranked consistently among the world’s best universities.

Though the only major league sports team to reflect the state's name is the NHL Devils. However, the state also serves as the home field for several New York based teams including the NFL’s New York Giants, NFL’s New York Jets, and MLS’ New York Red Bulls. There are also semi-pro and minor league sports teams here, including Sky Blue FC (Soccer), and baseball teams like Lakewood BlueClaws, NJ Jackals, Trenton Thunder and the Somerset Patriots. New Jerseyite golf fans get to attend the PGA Championship in Springfield for the PGA Tour. College games are also famous here with the major teams playing in the NCAA Division I being the Rutgers Scarlet Knights, Monmouth Hawks, and the Princeton Tigers. Horse racing is a famous sporting event in this state with the major courses being the Meadowlands Racetrack, the Freehold Raceway, and the Monmouth Park Racetrack. The William Hill Haskell Invitational is an annual horse-racing event that features the best thoroughbred horses.

Visiting the NJ State Museum will give you all the necessary information on the history of this state as it is stocked with various collectibles and artifacts from the 19th century. The Maywood Station Museum is a preserve that shows an old station and train wagons that were used one and half centuries ago. The Newark Museum is the largest in the state and houses various collections of both decorative and contemporary arts of the Americas, Africa, and Asia. Other Museums that are of interest are the Liberty Science Center and the Princeton University Art Museum.

There is a very diversified economy here, and the major players are Pharmaceutical industry, telecommunications, finance, tourism and food processing among many others. This state also has a strong transportation industry and boasts of housing one of United States’ busiest airports; the Newark Liberty International Airport. NJ is headquarters to around 20 Fortune 500 companies like Johnson & Johnson, Prudential Financial, Merck, Honeywell International, PBF Energy, NRG Energy, Chubb, Toys R Us, Automatic Data Processing, Bed Bath & Beyond, Public Service Enterprise Group, Cognizant Technology Solutions, Avis Budget Group, Becton Dickinson, Campbell Soup, Sealed Air, Celgene, Quest Diagnostics, Realogy Holdings, and Wyndham Worldwide. Some of the other largest private employers here are; Barnabas Health, Caesars Entertainment, Walmart, Meridian Health, Home Depot, NJ Manufacturers Insurance Group, Verizon, Wakefern Food Corp, and Robert Wood Johnson Health Network. The Oyster Creek Nuclear Generating Station is a major installation in this state and is also the oldest fully operational nuclear plant in the United States.

When buying or selling a house here, the real estate closing agent will typically use a Bargain Sale Deed or Special Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this state is primarily a lien theory state. This just means that the raw title of the property will remain as collateral until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender must go to court and start a judicial foreclosure which typically takes about 270 days to complete so long as it remains uncontested. During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the foreclosure process here are mostly found in N.J.S.A. 2A:50-1 et. seq.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the N.J. statutes of  Title 46, Chapter 8 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the New Jersey Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the N.J. Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 150 hours of approved NJ real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed N.J. real estate broker, and pay the various required licensing fees.
