When the Europeans first arrived in modern-day Rhode Island in 1620, the area was populated by several large contemporary Native American tribes like the Pequot, Narragansett, Niantic, Wampanoag, and Nipmuc. Many of the early groups of people who left Europe to come to the New World did so in hopes of obtaining religious freedom. Rhode Island was no exception to this movement. In fact, due to the level of religious intolerance in Massachusetts, Roger Williams, a Puritan and religious freedom proponent, was convicted of sedition and heresy and was expelled from the Massachusetts Bay Colony for trying to spread so-called “diverse, new, and dangerous opinions.” Since he was a friend to the Indians and trusted by them, he then settled the Narragansett Bay on land sold to him by the local Narragansett Tribe in 1836. Williams named the area Providence based upon the belief that God’s Providence was what brought him here. He made sure this new region would be an open area to all religious beliefs regardless of how contrarian they were to the mainstream religions of the day. The oldest surviving synagogue in the USA is even located in Providence Plantations. Together with other outspoken dissenters and proponents of religious liberty, William later relocated to the Aquidneck Island in 1638 which was also purchased from the Narragansett Tribe.

Of all the states in the USA, this one was the first to declare its independence from Great Britain on May 4, 1776. Officially, it is known as the State of Rhode Island and Providence Plantations on account of the two different colonies that merged to form the state. Initially, it did not want to join the Union and even failed to attend the 1787 Conventions which drafted the US Constitution. This move made the Union threaten to tax exports from here.

Rhode Island eventually came to its senses and finally joined the United States of America on May 29, 1790, making it the last of the 13 founding states. At the time, the population of the state was close to 70,000. With about 1 million people calling it home, it now ranks as the 43rd most populous US state. It has a total area of only 1,214 square miles, and this makes it the smallest state the USA but the 2nd largest in terms population density. This state is nicknamed as ‘The Ocean State’ as it has large inlets and bays which cover about 14% of the total area. It is also referred to as Little Rhody, The Plantation State and The Land of Roger Williams. The state’s motto is ‘Hope’, a statement which is meant to reflect the aspirations of Rhode Islanders. The official state colors are red, gold and blue.

The area is made up of Rhodes Island and Providence Plantations in the New England region of the USA. It borders Massachusetts, Connecticut, and Rhode Island Sound. The state also has an Atlantic Ocean coastline and has numerous beaches. The most significant of the state’s bays is the Narragansett Bay, which has over 30 islands. Some of these islands are Aquidneck Island, Conanicut, and Prudence.

One should not, however, be confused by the name, because it isn’t really an island as the name implies; rather it is situated on the mainland. The state is essentially split into two regions. The first region is Eastern one, which is made of lowlands in the Narragansett Bay. The second region is the Western one, which is mostly characterized the New England Upland. It is the only place in the world that you can find the official state rock, cumberlandite, which is a rare type of igneous rock. This state has unique landmarks like the capital building, made of Georgian marbles which are white in color which is a major tourist attraction. The climate here is in between humid continental climates and humid subtropical climate. The winters here are chilly while the summers are rainy and warm.

The state has one national historical park and many state parks. The Blackstone River Valley Historical Corridor is the state’s only national park. Roger Williams National Memorial, located in Providence, is set up as a commemoration of the life of the founder of Providence and a champion of religious freedom in the New World. It is run by the National Park Service although it is not a national park. Significant state parks here include the Beavertail State Park, Brenton Point State Park, Colt State Park and Burlingame State Park. Tourism in the state is also boosted by the many beaches along the Atlantic Ocean coastline.

This state is subdivided into five counties, but it is worth noting that there are no county governments as their municipalities which deal with all the affairs of the local governments. The state has a total of 39 towns and cities, of which Providence is the capital city. Providence is not only the largest city in size here but with a population of about 180,000, it is also the most populous. Founded in 1636 by Roger Williams, Providence is historically known for being one of the earliest cities to industrialize. Its jewelry and silver industries were especially significant during the Industrial Revolution. The other big cities here include; Warwick, Cranston, Pawtucket and East Providence.

Public universities here are run by the RI Board of Governors for Higher Education. The state has two public universities and seven private universities. The two public ones are the URI, which is the largest one, and RIC, which offers Masters Degrees. The private ones are Johnson and Wales University, Brown University, Bryant University, Providence College, Roger Williams University, and Salve Regina University.

This state has two minor league sports teams. One is the Triple-A Pawtucket Red Sox baseball team which is an affiliate of the Boston Red Sox. The other is the AHL Providence Bruins, which is also affiliated with the NHL Boston Bruins. A semi-professional rugby team, the USARL Rebellion, is based in the city of Providence. For collegiate NCAA Division I action, RI hosts the Rams, Brown Bears, and the Bryant Bulldogs.

This area has a unique culture, which can be seen in the local accent, food, and cultural events held in the state. A famous dish served in the state is the snail salad, made with snails and seafood ingredients. Hot wieners or gaggers, a type of hotdog, are also unique to the state. Other popular dishes here are pizza strips, clam casinos, johnnycakes, and zeppoles. Zeppoles are a kind of pastry that resembles doughnuts and are more commonly eaten on St. Joseph’s Day. The state also features some annual cultural events such as the famous Newport Winter Festival. This festival is the largest winter extravaganza in the whole New England Region. Another favorite event is the Newport Folk Festival, which has been held every year from 1959, between July and August. It is among the oldest folk music festivals in the USA, and many of the big names in the genre have performed in the event.

The economy here is primarily centered on healthcare, tourism, education and manufacturing. The state is the location of the headquarters of some large companies. Several Fortune 500 companies are headquartered here like CVS Caremark, Textron, and United Natural Foods. Some of the other large employers here as American Power Conversion, FM Global, Hasbro, Amica Mutual Insurance, Nortek, GTECH Corporation, and the Citizens Financial Group. Some of the other top private employers in the state are Newport Harbor Corporation, Twin River Casino, Cardi Corporation, Coastal Medical Incorporated, Joseph Abboud Manufacturing Corporation, Embrace Home Loans and SEA Corporation.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed, Quit Claim Deed or Bargain and Sale Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this state is primarily a lien theory state. This just means that the raw title of the property will remain as collateral until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 62 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the foreclosure process here are mostly found in State of RI General Laws, Title 34, Chapter 34-27.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the R.I. statutes of Title 34, Chapter 18 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Division of Commercial Licensing and Regulation, which oversees all the licensing of the agents and most of the implementation and enforcement of the Rhode Island Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 45 hours of approved RI real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed R.I. real estate broker, and pay the various required licensing fees.
