It has long been thought that the Clovis Culture first inhabited South Carolina about 13,000 years ago. However, some Archaeologists excavated the remains at the Topper Site argue that they found indications that there are signs of human settlement in the area even up to tens of thousands of years before the Clovis culture. King Charles, the second granted the land to a man named Robert Heath in 1629, who called it Carolana, meaning 'Land of Charles.' On account of irreconcilable political differences, Carolina split into two as two royal colonies in 1729 with the northern half being called North Carolina and the southern one being South Carolina.

South Carolina attained two significant firsts in America’s early history. The first one transpired at the beginning of the Revolutionary War when on March 26, 1776, the colony adopted the Constitution of South Carolina making it the very first republic in America. Likewise, on February 5, 1778, with a population of about 250,000, South Carolina became the first state to ratify the Articles of Confederation, and also the eighth to ratify the American Constitution on May 23, 1788, making it one of the original 13 colonies of the United States. South Carolina now has a total area of 32,020 square miles, making it the 44th largest state in size in the USA. Currently, with its close to 5 million South Carolinians calling South Carolina home, it now ranks as the 23rd most populous US state. South Carolina is nicknamed The Palmetto State, a name which it has held since the 19th century. This is attributed to the Palmetto palm tree which is associated with the state. It is also known as the Iodine State, the Rice State, the Swamp State and Seaboard State.

South Carolina is located to the southeast of the USA and borders the two states of North Carolina and Georgia and the Atlantic Ocean. With its many salt marshes, bays and natural ports, and beautiful coastline, it attracts many tourists. The highest point in the state is at the top of the Sassafras Mountains which is at an elevation of 3,500 feet. The Sassafras Mountains are located in the Blue Ridge Region, which is the smallest geographical area in South Carolina. South Carolina experiences humid subtropical climate except areas in the Upstate region. During summer, this state is usually humid and hot while the winter’s temperatures vary from region to region.

This state is subdivided into 46 counties, and its largest city, Columbia, which also acts its capital city, has a population of about 130,000. Columbia also serves as the county seat of Richland County. The city provided the site for the South Carolina Secession Convention which led to South Carolina being the first state in United States’ history to leave the union on December 20, 1860. This state was however readmitted back on June 25, 1868, after the American Civil War ended. The other main towns in S.C. are Charleston, North Charleston, Mount Pleasant and Rock Hill.

There over 60 colleges and universities that operate here. The eldest of all is the College of Charleston, which was started in 1770 and received its charter 15 years later. This was also the first Municipal College to be formed in the United States. Other institutions of higher learning include; the University of South Carolina in Columbia which is the largest one in the state, the Citadel, which is a military college situated in Charleston, Lander University, Clemson University, and Winthrop University. The state has many private universities, some of the most significant being Furman College, Wofford College, Medical University of South Carolina, and Claflin University.

Though no professional teams play their home games in South Carolina, the NFL Carolina Panthers, the NHL Carolina Hurricanes and the NBA Charlotte Hornets all represent both North and South Carolina at the same time. When buying or selling a house in South Carolina, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the foreclosure process here are mostly found in South Carolina Code of Laws Title 29, Chapter 3, Article 7

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the S.C. statutes of Title 27, Chapter 40 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the S.C. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the South Carolina Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 60 hours of approved SC real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed S.C. real estate broker, and pay the various required licensing fees.
