The present-day South Dakota was originally inhabited by the Paleo-Indians, who disappeared from the area by 5,000 BC. At around 600AD, the area was occupied by a nomadic group known as the Mound Builders. Contemporary Native American groups currently living in the area can trace their roots back to the region by as late as the start of the 16th century. The name of the state was derived from the tribal name of the Lakota and Dakota Indians. Other indigenous groups in the area include the Arikara, Cheyenne, and Ponca tribes.

The first Europeans to reach South Dakota were the Verendrye brothers from France. They arrived in South Dakota in 1743 in an expedition which led it becoming part of the Louisiana Territory. Spain later obtained control of the area between 1762 and 1800 through a treaty with France. However, the territory was later regained by France through another treaty. America eventually bought the territory from Napoleon at the turn of the 19th century via the Louisiana Purchase. The area was thoroughly explored by American explorers and by 1830, it had a thriving fur trade economy. Then with the discovery of gold in the area a couple of decades later, it’s no wonder there was a fast increase in population in the Dakota Territory.

The sudden rise in population necessitated the division of the territory into North Dakota and South Dakota, and the eventual creation of the two separate states. The states were both admitted to the union on November 2, 1889. The actual order of admittance of the states is unknown as the proclamation papers were shuffled under the directions of President Benjamin Harrison. As a new state, South Dakota had a population of about 300,000 which marked a 250% population increase over ten years prior. South Dakota has a total area of 77,116 square miles and is the 17th largest state in the USA. Currently, it has a population of close to 900,000 South Dakotans calling South Dakota home and is ranked as 46th most populous US state. The state’s official nickname is The Mount Rushmore State.

South Dakota is located in the Midwest Region of the USA, with a part of it in the Great Plains. This state derived its name from two Native American tribes; the Dakota Sioux and Lakota. It borders the states of North Dakota, Nebraska, Iowa, Minnesota, Wyoming and Montana. The highest point in the state is at Harvey Peak, which rises to about 7200 feet. Missouri River divides this state into two regions namely; West River and East River.

This state experiences continental climate and has four distinct seasons. Winters are usually dry and cold, while summers are semi-humid and hot. The Missouri River happens to be the longest and largest river in South Dakota. There are other rivers like Big Sioux, James, White and Cheyenne Rivers. Grasslands biome covers most of this state except for the area around the Black Hills. Willows, elms, and cottonwoods are other plants that are found mostly near rivers. Several mammals call this state home, and they include prairie dogs, coyotes, pronghorn, deer, and bison. Walleye, pike, carp and bass species can be found in the rivers and lakes found in this region.

South Dakota has two national parks, but the National Park Service also manages several other sites too. Wind Cave National Park is located in Custer County and contains rare calcite formations. It was the seventh national park in the country, and the first cave to be protected as a national park. The other national park is the Badlands National Park, which is located to the southwest of the state. The park serves as the site of the reintroduction of the country’s most endangered mammal, the black-footed ferret. The Mount Rushmore National Memorial, located outside the city of Keystone, is a site of 60-foot stone sculptures of four US presidents that is also run by the National Park Service. Other scenic places in the state include the Jewel Cave National Monument, Lewis and Clark National Historic Trail, the Missouri National Recreation River, the Minuteman Missile National Historic Site, the Mammoth Site and the Crazy Horse Memorial.

Pierre is the capital city of S.D. and also serves as the county seat of Hughes County. It has a population of about 14,000 people, and this makes it the second least populous state capital city in the USA. The city is also the site of the first permanent settlement in South Dakota in 1817 and has been the state’s capital ever since South Dakota joined the Union. The other main cities include Rapid City, Aberdeen, Brookings, Watertown, and Mitchell.

There are six public universities in S.D. that are administered by the South Dakota Board of Regents. With an enrollment of close to 13,000, South Dakota State University is the largest public university in the state. The oldest and second largest public university in the state is the University of South Dakota. The other public universities in the state are Black Hills State University, Dakota State University, Northern State University and South Dakota School of Mines and Technology. The state has many private universities with the largest and most notable one being Augustana College.

The AA Sioux Falls Canaries, a professional basketball team, is also based in Sioux Falls. Rapid City is home to one professional team- the ECHL Rapid City Rush. For collegiate sporting action, South Dakotans can watch the South Dakota State Jackrabbits and the South Dakota Coyotes play in the NCAA Division I. One of the biggest events in South Dakota is the Sturgis Motorcycle Rally, which is held in the city of Sturgis. The motorcycle rally is usually held through the first week of August and runs for five days.

The state of South Dakota has a deeply-rooted culture that has been shaped by the diverse groups of people that currently live in the state. The state hosts numerous annual cultural festivals and events. One of the largest events here is the Black Hills Stock Show and Rodeo, which is held every year towards the end of January or at the start of February. The event involves rodeos, cattle and horse shows, horse competitions, and family entertainment. Another popular event in the area is the Czech Days, which attracts thousands of people. The event celebrates the Czech history and heritage in the state. It is held in Tabor towards the end of June and is meant to commemorate the role of the small Czechoslovakian community that founded the state in the 1860’s. It is a celebration which involves music, dance, and lots of traditional Czechoslovakian foods.

Economically, South Dakota is primarily based in the service industries. Finance, tourism, retail industries and health care are the biggest industries in the state. The population of the state is also historically agricultural, and although this does not contribute as much to the economy, it is worth noting. Cattle, wheat, soybeans, ethanol, and hogs are the most valuable agricultural products in South Dakota. In the USA, South Dakota ranks as the sixth state in ethanol output.

When buying or selling a house in South Dakota, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. The initial starting point for their PLSS is the Fifth Principal Meridian which uses lines originating from the old mouths of the Arkansas and St. Francis Rivers.

Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the foreclosure process here are mostly found in South Dakota Codified Laws, Chapter 21-48 et. seq..

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the S.D. statutes of Chapter 43-32 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the S.D. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the South Dakota Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 116 hours of approved SD real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed S.D. real estate broker, and pay the various required licensing fees.
