The state of Washington is probably the oldest in the USA to be inhabited by man. The oldest human remains in North America was discovered in this state belonging to the Kennewick Man. Several tribes inhabited the state before white occupation. These include the Chinookan tribes, Makah and Duwamish tribes.

The first Europeans to set foot in the state of Washington were explorers from Spain led by Captain Don Bruno de Heceta. Several explorers from Britain and Spain also explored the area in the late 18th century, but the British eventually claimed the land in 1811. For a long period following this time, Britain and America disagreed on the ownership rights of the land but co-existed in the area. The dispute over ownership and boundaries were eventually settled in 1846 when the British ceded the land with the signing of the Oregon Treaty.

American occupation of the state was probably led by an African-American man known as George Washington Bush, a black man who settled in the area to avoid the then discriminatory laws of Oregon. After that, the population swelled to a point where the creation of a territory became necessary. The state was carved from the western region of the Washington Territory that was ceded in 1846 by the British in the Oregon Treaty and the Oregon Boundary Dispute settled the boundary.

With a population of about 350 000 inhabitants, Washington state was finally created on November 11, 1889, making it the 42nd state to join the union. The state covers an area of about 70 000 miles which makes it the 18th largest US state in size. With approximately 7 million people calling Washington home, it now ranks as the 13th most populous US state.

Washington, which is named after the first US president, George Washington, is also nicknamed ‘The Evergreen State’ alluding to its extensive forest cover. The state’s motto is ’Alki’ which is a Chinook term meaning ‘bye bye’ or ‘I shall see you again’. The state is commonly referred to as the State of Washington or Washington State to differentiate it from the capital of the US, Washington D.C.

Washington State is located in the Pacific North West region of the USA and to the north of Oregon. It borders Idaho, the Pacific Ocean and the Canadian Province of British Columbia. Over sixty percent of this population lives in the Seattle metropolitan region, which is the center of business, industry, and transportation. The highest point in the state is found on Mount Rainier, which is one of the volcanoes in the Cascade Range. The Cascades runs along the state, from north to the south, and has altitudes significantly greater than the rest of the land. This range has many volcanoes such as Mount Baker, Mount Rainier, Glacier Peak, Adams, and St. Helens that influence the climate of the region. Mount St. Helens remains the only active erupting Mountain of the volcanoes in the continental US. Mt. Rainier is often considered the most potentially dangerous of the volcanoes due to its closeness to Seattle Metropolitan area. Mount Rainier has more glacial ice than all the peaks of the mountains in the US.

Nature is well preserved in Washington. More than half of the land in the state is covered in forests. A wide variety of flora and fauna exists in this area. These include coyotes, mountain beaver, muskrat, and opossum. Olympic National Park, North Cascades National Park, and Mountain Rainier National Park are the three national parks in the state. All of these were established by 1968. The Alta Lake State Park and San Juan Islands National Wildlife Refuge are also among the national park service units in the state. In total, the area has 143 state parks. One of the biggest attractions in Washington is the Tacoma museums. The Washington State History Museum and the Museum of Glass are part of the Tacoma museums. The elegantly-featured glass pieces in the Museum of Glass make it a favorite place of interest, both for the locals and tourists.

The climate of the state of Washington is varied from the western to the eastern region. The Cascade Range that divides the state into two runs from the north to the south with the westward Cascade Range mostly having marine west coast climate. The western part has an oceanic climate while the eastern side has a semi-arid climate. The factors influencing the climate of the state include the continental air masses, Cascade and Olympic mountains, the low and high pressure of systems of the Pacific Ocean.

The capital of the state is at Olympia, in Thurston County. It is also the location of the county government offices of Thurston County. The city has a population of about 50 000, making it the 24th most populous town in Washington State. Its vibrant downtown and access to outdoor activities have led to its recognition as one of the best college towns in the USA.

The state has a good number of institutions of higher learning. There are six four-year public institutions of higher learning: The University of Washington, Washington State University, Central Washington University, Eastern Washington University, Evergreen State College, and Western Washington University. With a population of about 45 000 students, The University of Washington is the largest university in the state. The leading two-year institutions include Bellevue College, Columbia Basin College and Lake Washington Institute of Technology. Additionally, there are numerous private universities and colleges, the most notable being Antioch University, Argosy University, The Art Institute of Seattle and Pinchot University.

Washington State has several major league sports teams: the MLB Seattle Mariners baseball team, the NFL Seattle Seahawks football team, the Seattle Sounders FC MLS soccer team, and the WNBA Seattle Storm basketball team. Washington also has some minor league baseball teams affiliated with the MLB like the Everett AquaSox with the Seattle Mariners, the Tri-City Dust Devils with the San Diego Padres, the Spokane Indians with the Texas Rangers, and the Tacoma Rainiers with the Seattle Mariners. Collegiate sports are well represented too with NCAA Division I teams such as the Washington State Cougars, the Washington Huskies, and the Eastern Washington Eagles.

The Evergreen Speedway is the only sanctioned NASCAR race track in Washington State. The race track is located on the Evergreen State Fairgrounds in Monroe is one of the many sponsors of the NASCAR Whelen All-American Series.

Washington State is a hub for cultural activities and events. The St. Patrick’s Day Parade is a key event in the state. By attracting an average of 30 000 people every year, it has been dubbed ‘the largest and oldest St. Patrick’s Day Celebration in Northwest USA’. Another big event, the Seattle Boat Show, is held towards the end of January every year. It includes 1000 recreational watercrafts and is the largest show of its kind on the north-western coast of the USA. Other notable annual events in the area are the Victoria Heritage Festival and Skagit Valley Tulip Festival.

The economy of the state is supported by important industries like the design and manufacture of aircraft, computer software development, online retailing, biotechnology, aluminum, and biotechnology.

Agriculture has a long history in Washington. In fact, it has been the most important state in the USA for apple production ever since the early 20th century. Washington State is also the leading producer of hops, red raspberries, sweet cherries, spearmint oil, apples, grapes, dry edible peas, and lentils. Agriculture thrives l in the state on account of the over 1000 dams built for water storage, flood control, and irrigation. The state is the primary lumber producer in the US; its surface is also rich in Douglas fir, white pine, cedar, larch, hemlock, and ponderosa.

Wash. is headquarters to about 10 Fortune 500 Companies such as Costco, Amazon.com, Microsoft, Paccar, Starbucks, Nordstrom, Weyerhaeuser, Expeditors International of Washington, Expedia, and Alaska Air Group. Some of the other top employers in Washington are The Boeing Co., Joint Base Lewis-McChord, Navy Region Northwest, Wal-Mart, Peace Health, Fred Meyer Stores, Nordstrom, Seattle-Tacoma International Airport, Barrett Business Services Inc, Providence Health & Services, Franciscan Health System, and MultiCare Health System.

When buying or selling a house in Washington, the real estate closing agent will typically use a Warranty Deed or Quit Claim Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Because Washington used to be part of the Oregon Territory where homesteading was encouraged, the other surveying method used here is based on the old Donation Land Claims survey system.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust or Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 135 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Wash. foreclosure process are mostly found in WA Revised Code in Title 61.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Wash. statutes of Chapter 59.18 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Wash. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Washington Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 60 hours of approved WA real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Wash. real estate broker, and pay the various required licensing fees.

When you combine the marvelous experience with nature, the breath-taking art museums, and the numerous entertaining sporting and cultural events in Washington, it’s no wonder why many Washingtonians love to call Washington their home. Speaking of homes, if you happen to have one that you would like to sell, then we would be honored with the opportunity to purchase it from you. If the speed of selling your home is your concern, have no fear because we can close escrow very quickly.
