Archaeological evidence indicates that modern-day Wyoming was inhabited by man as early as about 15,000 years ago. The Medicine Wheel was discovered in the area and has been dated to about 800 BC. When Europeans first reached this area, they encountered numerous contemporary Native American tribes including the Arapaho, Bannock, Blackfeet, Kiowa, Ute, Shoshone and Crow.

John Colter, who was with the Lewis and Clark Expedition, was the first known European to venture into the northern areas of the state and described the thermal activity in the place. Jim Bridger and Robert Stuart also played major roles in the exploration of the region. In its early stages, cattle rearing was a popular economic activity for the settlers, and this necessitated the building of the Union Pacific Railroad. This, in turn, led to an increase in settler population in the area. The territory was named Wyoming by a representative of Ohio who introduced a bill in the Congress to provide a government for the territory, which was then growing in population.

The territory experienced a steady growth in population following the building of the railway. The population increased by about 200% from 1870 to 1890, to about 6,000 inhabitants. This led to Wyoming’s admission to the union in 1890 becoming the 44th state to join the USA. With a total area of 97,814 square miles, it is the 10th largest in size. Despite its large size, however, it only has about 600,000 people making it the least populated state in the country. Though its official nickname is the ‘Equality State’ which alludes to the commitment of the government to ensure equality for all people in the state, it is also known as the Cowboy State too. Its quest for a state of equality of humanity is also seen in its official motto: ‘Equality for all.' Not only was this the first US territory to grant women the right to vote, but it was also the first state to have Women’s Suffrage too.

The state also prides in its infrastructure and public transport. 13 U.S. highways cross this state with three interstate roads both in the east and south. Freight transport is mainly done through railroads, and the cities are served by a well-organized public transport system relying on regular bus services. The main airports include the Jackson Hole Airport and the Natrona County International Airport.

The borders of the Equality State are defined by straight longitude and latitude lines. This makes it one of the only three US states to have straight borders, as opposed to borders defined by geographical landmarks. The state shares these borders with Colorado, Montana, South Dakota, Nebraska, Utah, and Idaho. The geography of the state is generally plateau with a few mountain ranges. The state forms the meeting point of the Rocky Mountains and the Great Plateau. The highest point is at Gannett Peak, rising to nearly 14,000 feet.

Conservation of nature is a top priority here and there are numerous preserves, parks, monuments. In fact, the first national park in the world, Yellowstone National Park, is located here. Yellowstone was established in 1872, following incredible tales by explorers marveling about the wonders of the area. Other places to see in the Yellowstone National Park are things like US’s largest hot spring called the Grand Prismatic Spring, Old Faithful, Norris Geyser Basin, Grand Loop Road, Midway Geyser Basin, Uncle Tom's Trail, Hayden Valley, Yellowstone Lake, Artist Point, Lower Yellowstone River Falls, Upper Geyser Basin, Lamar Valley, and the Grand Canyon of the Yellowstone. Another popular scenic spot here is the Grand Teton National Park in Moose which includes places like Jackson Lake, Jenny Lake Trail, Craig Thomas Discovery & Visitor Center, and it's incredible 42-mile Scenic Loop Drive. Established in 1906 by Theodore Roosevelt as the country's first national monument, Devil’s Tower is a magnificent 5000-foot laccolithic butte, which is a popular climbing spot for tourists. Some of the other popular places to see and experience here are Town Square in Jackson, Bighorn National Forest in Sheridan, National Elk Refuge and Laurance Rockefeller Preserve in Jackson, Cody Firearms Museum and the Buffalo Bill Center of the West in Cody, National Historic Trails Interpretive Center in Casper, Jackson Hole Aerial Tram in Teton Village, the Cheyenne Frontier Days, and Shoshone Forrest which was USA's first national forest.

The Cowboy State is home to the largest herds of elk and the largest coal reserve in the entire U.S. The other wildlife that wanders freely in the national parks include coyotes, wolves, grizzly and black bears, moose, and bighorn sheep just to mention a few.

The state is considered the driest and windiest state, largely due to its continental climate in a largely semi-arid landscape. The rainfall is low with extremely hot summers and very cold winters. The plains cottonwood is the predominant tree while Indian Paintbrush is the most common flower. On arrival, expect to be greeted by Meadowlark birds ringing out across the fields that will surely brighten your day. Anyone after a good quality of life will find a home here. Other than beautiful sceneries, big yards and tranquility, this is also associated with very clean air and water. Locally grown food is often fresh with very low chemical content.

The state capital is Cheyenne which is also the county seat of Laramie. This city has a population of about 60,000 making it the largest one in the entire state. One of the significant areas in the city is the Historic Plains Hotel, which is a 1911 historic landmark. This is a place where tourists get to experience the local music and art.

The state has only one public four-year university: UW, which is located in Laramie. The WCC is the only four-year private college in the state. There are some two-year colleges spread across the state like LCCC in Cheyenne, Casper College, WWCC in Rock Springs, Sheridan College, CWC in Riverton, and EWC in Torrington.

As a result of its low population, the state lacks any major league sports teams. Most of the popular sports teams are from the UW. However, the state has some minor league professional sports teams that participate in baseball, football, hockey and indoor football. These teams are Cheyenne Grizzlies, Wyo. Knights, Laramie Colts, WY Calvary and Yellowstone Quake. The UW Cowboys are the biggest collegiate team and they compete in the NCAA Division I. Other college athletic programs in the state include the CCC Thunderbirds, the CWC Rustlers, the EWC Lancers, the Gillette Pronghorns, the Laramie County Golden Eagles, the Northwest College Trappers, the Sheridan Generals, and the WWCC Mustangs.

This area is a hub of cultural activities, events, and festivals. One popular music event here is the Jackson Hole Old Days West, which is held every year towards the end of May. The event has been running for over 30 years and is meant to celebrate the city’s reputation as the last of the Old West. It features live local music, theatrical entertainment, and bow, arrow, knife and hawk competitions. Also included is cowboy poetry, arts and crafts, a wine festival, and country music from the West. The Grand Teton Music Festival is another key cultural event in the area. It runs for seven weeks in summer every year and has been held for more than 50 years. The event is held at the entrance to the Yellowstone National Park. It is mainly centered on classical music and features more than forty performances of classical music by notable conductors from all over the USA and Canada. A wine auction is also usually included in the event.

The most important industries in this state are mineral extraction, tourism, and transport. More than 6 million tourists visit the state every year. Important minerals here include coal, natural gas, coalbed methane, trona, uranium and crude oil. The state has been ranked among the top in coal and natural gas output. Since more than 90% of the land is rural, the state is also culturally agricultural. The importance of agriculture to the state has decreased, however, over the years. In agriculture, the state currently experiences a significant production of beef, wool, hay, sugar beets and grains. Among the top employers in the state are WellDog, Rio Tinto Energy America, Powder River Coal, Cheyenne Regional Medical Center, Thunder Basin Coal, Wyoming Medical Center, FMC Medical Corp., Halliburton, Campbell County Memorial Hospital and Sierra Trading Post.

When buying or selling a house in Wyoming, the real estate closing agent will typically use a Warranty Deed or Quit Claim Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Wyo. has two initial starting points for their PLSS which is the Sixth Principal Meridian and the Wind River Meridian. Because Wyoming used to be part of the Oregon Territory where homesteading was encouraged, the other surveying method used here is based on the old Donation Land Claims survey system.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 60 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Wyo. foreclosure process are mostly found in WY Statutes in Title 34, Chapters 3 and 4 .

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Wyo. statutes of Title 34, Chapter 2 and Title 1, Chapter 21 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the The Wyo. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Wyoming Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 54 hours of approved WY real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Wyo real estate broker, and pay the various required licensing fees.

Renowned for its wide-open plains, mountain ranges, large swaths of high deserts, beautiful sceneries, super low population density and crime rates, consistent high employment rate, quality roads, and abundance of fresh air, it’s no wonder why so many Wyomingites think Wyoming is a fantastic place to call home. Speaking of homes, if you happen to have one that you would like to sell, then we would be honored with the opportunity to purchase it from you. If the speed of selling your home is your concern, have no fear because we can close escrow very quickly. In fact, if you had only contacted Finally Sold ten days ago, your home could have already been Finally SOLD by now.
