Before the Spaniard Marcos de Niza’s first arrival in 1539 and the subsequent Spanish colonization of the area that we now call Arizona, it was home to many different Native American Tribes for thousands of years. For instance, it is known to have been inhabited by the prehistoric Ancestral Pueblo, Hohokam, Mogollon, Patayan and Sinagua tribes and then later to be also occupied by the 20 plus contemporary Native American Tribes like the Zuni, Navaho, Hopi, Mohave, and Yavapai to name a few. Even today, the Native American population remains very important here with fully one-quarter of the state’s land being dedicated to Indian reservations which accounts for about 38% of all the reservation lands in the USA combined.

Following the independence of Mexico from Spain in 1821, the area was considered as part of the Alto California Territory. Then as a result of the 1848 Treaty of Guadalupe Hidalgo that followed the cessation of the Mexican-American War, most of it was granted to the United States of America as part of the New Mexico Territory. The remaining bottom part of south of the Gila River was later purchased by the USA via the Gadson purchase in 1853.

On February 14, 1912, with a population of just approximately 300,000 people, Arizona officially became the 48th state admitted into the United States becoming the last of the contiguous states to be allowed into the union. With its 113,998 square miles in area, it is ranked US’s 6th largest state in size. With its nearly 7 million people calling it home, it now ranks as the 14th most populous US state. Also known as the Grand Canyon State and the Copper State, its state motto 'Ditat Deus' means 'God enrichening' in Latin and its official colors are blue and old gold.

Located in the Southwestern United States and being one of the four corners states, it borders the states of California, Nevada, Colorado, Utah, New Mexico, and the country of Mexico. Though most people associate the Copper State for its cacti and desert Basin and Range region in the southern part, it is also known for its beautiful plateaus, mountains, canyons, and forest up north in its high country on the Colorado Plateau. The two zones are separated by a 2000 foot escarpment called the Mogollon Rim.

There are also many community colleges and vocational schools that offer two years training to students for practically every vocation. Sports fans have a wide range of professional sporting teams to root for year round here. During the amazing spring weather, people from all around the country flock here to partake in Baseball’s annual spring training where 15 professional MLB teams will play their preseason games at various stadiums in the Phoenix Metropolitan Area. In February, the golf world holds one of the largest attended sporting events in the country called the Waste Management Phoenix Open Golf Tournament held at the TPC Scottsdale.

The Grand Canyon State's economy used to revolve primarily around the 'Five C’s' of copper, climate, citrus, cattle, and cotton. Even the name Arizona itself gives you an idea of the importance of mining in the state’s early days because it was derived from the Aztec word “arizuma” which meant “silver bearing.” Nowadays, the pro-business climate here is one of the main magnets attracting a continuous influx in population to the state each year. Ariz. is headquarters to several Fortune 500 Companies such as Avnet, Freeport-McMoRan, Republic Services, PetSmart, and Insight Enterprises. Some of the other largest employers here are Banner Health, Wal-Mart Stores, Inc, Kroger Co., McDonald’s Corp, Wells Fargo and Co., Albertsons Inc., Intel Corp., Honor Health, American Airlines, Home Depot Inc., Honeywell International Inc, Bank of America Corp, Raytheon Co., JP Morgan Chase & Co., American Express, Luke Air Force Base, Davis–Monthan Air Force Base, and Amazon.com just to name a few.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Ariz. has two initial starting points for their PLSS which are the Gila and Salt River Base Meridian Baseline outside of Avondale and the Navajo Meridian on the eastern boundary of the Navajo Reservation.

If you aren’t paying cash for the home and are instead getting a loan to buy the piece of real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust and held by a trustee until the lien is completely paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust or a Trust Deed. Another less common method used here is for the lender to use a Mortgage instead.

If for some reason the borrower cannot repay the loan, then the lender who used the Deed of Trust method can save time and money and avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 90 days to complete. However, if a Mortgage was used, then the bank would need to go through the court system and start a more lengthy and costly judicial foreclosure instead.

The laws that pertain to the Ariz. foreclosure process are in A.R.S. Article 33, Chapters 6, 6.1. However, if you are a landlord in this state that needs to evict a non-paying tenant, then you would need to reference Title 33, Chapter 3 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the AZ Department of Real Estate, which oversees all the licensing of the agents and most of the implementation and enforcement of the Arizona Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 90 hours of approved Az. real estate courses, successfully pass both the written school and state exams, pass some criminal background checks, and pay the various required licensing fee.
