The original inhabitants of the area that developed to become the modern-day state of Connecticut were the Mohegan, Pequot, and the Golden Hill Paugusset, who all still inhabit some parts of this state. These Native American tribes engaged in hunting and gathering as well as farming. The Pequot and the Mohegan were unified and conducted their business together just before the European contact but later separated due to change of trading routes.

Adriaen Block, a Dutch explorer, was the earliest European to land in this area around 1614. Fur traders from Dutch sailed up the Versche River, later to be renamed the Connecticut River, and built a fort which they named House of Hope at the Dutch Point. John Winthrop, from England, founded the Saybrook Colony, which covered the area around the mouth of that river. Another group arrived in this area and settled at Windsor and Wethersfield and established a Colony named after the river in 1836. The nearby New Haven Colony was established two years later by John Davenport and others. These three colonies would then merge and retain the name Connecticut Colony. The Pequot War, which took place here, was the 1st major clash between the Europeans and the natives.

Connecticut was one of the original 13 colonies and was officially admitted to the Union with an estimated population of about 230,000 people on January 9, 1788, as the 5th state. It covers an area of 5,543 square miles making it the 3rd smallest US state in land area. It is estimated that about 3.6 million Nutmeggers call it home, it now ranks as the 29th most populous US state. This state is known by various nicknames such as The Constitution State, the Land of Steady Habits, the Provisions State, and the Nutmeg State. ‘He who transplanted still sustains’ is the motto of this state.

The state is located in the northeastern part of the United States and shares its borders with the states of Massachusetts, Rhode Island, New York and the Long Island Sound. Conn. is both within the New England region as well as being part of the tri-state area with the states of New Jersey and New York.

The Connecticut River flows through the rectangular shaped state, dividing it into two geographical regions, the Eastern Highland and the Western Highland. Other major rivers are the Thames River, the Yantic River, the Niantic River and the Farmington River. Conn. can further be divided into five areas - the Taconic section, the West New England Upland, the East New England Upland, Coastal Lowlands and the Valley Lowland, which lies right in the center of the state.

In the West lie the Appalachian Mountains which span westward while the Eastern part of the state has small hills and mountains with forests and numerous river valleys. The south of the state has rocky beaches which are like vestiges of the Ice Age and are a major tourist attraction. The upper side of this state has notable mountain ranges such as Bear Mountain and the Mount Frissell also shared with nearby Massachusetts.

The climate along the shoreline in the southern region is Subtropical humid climate while the interiors have a humid continental climate. Summers are warm and sunny with abundant sunshine, higher than the national average. Winters are relatively mild, especially along the shoreline with the average lows reaching down to about 17 degrees in January. However, the Fall paints a pretty picture with the changing colors of the Oak and Maple trees.

Conn. was the birthplace of many great initiations and inventions. For instance, the first Constitution of the U.S. was modeled directly after the state's Constitution. This is the place where the first sewing machine, revolver, and helicopter were invented. In fact, this is the very place where Mark Twain lived when he wrote Tom Sawyer and his house in Hartford is a major tourist attraction.

There are various preserves, monuments, scenic areas, and parks within the boundaries of CT. The Weir Farm National Historic Site focuses solely on American arts from some of the best artists in the country. The Washington-Rochambeau National Historic Trail commemorates the track used by the U.S. Army together with the French forces as they fought the British, and consequently, where the United States secured its independence. The Quinebaug and the Shetucket Rivers Valley National Heritage Corridor is an urban park that preserves the natural, cultural and historical heritage of the surrounding area. The New England National Scenic Trail cuts across several states and offers an ideal area for walking, biking and hiking. The Beckley Furnace Industrial Monument focuses on the history of iron making and has been in existence for more than one and a half centuries. Other parks and places to experience here include Gillette Castle State Park in East Haddam, Charles W. Morgan in Mystic, Hammonasset Beach State Park in Madison, Wickham Park in Manchester, Lake Compounce in Bristol, Historic Downtown Mystic, Olde Mistick Village, Mystic Aquarium, Mystic Seaport, Mystic River Bascule Bridge, Elizabeth Park in Hartford, and the Sheffield Island Lighthouse in Norwalk just to name a few.

There are various art, cultural and historical museums in this state. The American Clock & Watch Museum focuses on watches and clocks which are made in America ranging from ancient to contemporary. The Bruce Museum of Arts and Science in Greenwhich explore areas such as geology, natural history and fine art from some of the best artists from this state. The Children’s Museum of Southeastern Conn. in Niantic offers kids a chance to learn and interact. Other museums and things to do here should include the Adventure Park at The Discovery Museum in Bridgeport, Yale Peabody Museum of Natural History in New Haven, the Maritime Aquarium in Norwalk, PEZ Visitor Center in Orange, New England Air Museum in Windsor Locks, Hartford Stage, Stamford Museum & Nature Center in Stamford, Florence Griswold Museum in Old Lyme, The Submarine Force Museum in Groton, New Britain Museum of American Art, Mashantucket Pequot Museum & Research Center, and the Mohegan Sun Arena in Uncasville.

The city of Hartford serves as the capital of the state and has been nicknamed the New England’s Rising, the Heartbeat, and the Insurance Capital of the World. This city is a major transportation hub as it served by highways such I-84, I-90 and I-91 and also the Bradley International Airport which is located within its metro area. This city is quite famous for various events such as the St. Patrick Parade, the Hooker Day Parade, the Puerto Rican Day Parade and the CT Veterans Parade just to mention a few.

The state was home to The Litchfield Law School of Litchfield which was the country's first law college that closed in 1833. Today the state has fifteen private universities, six public universities, and twelve public community colleges. The UCONN, with its main campus in the city of Storrs, is the largest public university in this state. Other public universities here include; ECSU in the town of Willimantic, SCSU located in New Haven, CCSU in New Britain, and Western State University in the city of Danbury. Some of the major private universities here are the prestigious Ivy League Yale University in New Haven, Post University in Waterbury, and the Wesleyan University in Middletown.

This state houses various professional teams that play in different minor leagues. Some of the most notable ones are; the two AHL ice hockey teams of the Bridgeport Sound Tigers who are affiliated with the NHL New York Islanders and the Hartford Wolf Pack with the NHL New York Ranger. For baseball, there are the MLB affiliates of the Conn. Tigers in Norwich who are with the Detroit Tigers and the Hartford Yard Goats with the MLB Colorado Rockies. For women’s basketball, there is the professional WNBA team of the CT Sun in Montville. The state also hosts the 2nd oldest college football rivalry dubbed ‘The Game’ between the Harvard Crimson and the Yale Bulldogs. Some of the major home college football teams in NCAA Division I here include the UConn Huskies, the Sacred Heart Pioneers, the CCSU Blue Devils, and the Yale Bulldogs. The Stafford Motor Speedway, Waterford Speedbowl, and Thompson International Speedway are quite famous with auto racing fans as they host the NASCAR Whelen Modified Tour among many other races.

This state’s per capita income has been consistently ranked among the top in the country. Some of the major sectors of its economy include; insurance, hospitality, banking, food processing, manufacturing, agriculture, transport, military equipment, jet engines, energy, technology, and healthcare. Conn. is headquarters to more than 15 Fortune 500 Companies like General Electric, United Technologies, Aetna, Cigna, Xerox, Hartford Financial Services Group, Praxair, Stanley Black & Decker, Charter Communications, Priceline Group, Terex, W.R. Berkley, EMCOR Group, Starwood Hotels & Resorts, United Rentals, Harman International Industries, and Amphenol. Some of the other major private employers are; Foxwoods Resort Casino, Pratt & Whitney, Immucor, Rainbow, Sikorsky Aircraft Corp., General Dynamics Electric Boat, Liberty Tax, Mohegan Sun, and UConn Health Center.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed or Quit Claim Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. Since Conn. used to be part of the original 13 U.S. Colonies, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a lien theory state. This just means that the raw title of the property will remain as collateral until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender must go to court and start a judicial foreclosure which typically takes about 3 to 4 months to complete so long as it remains uncontested. During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, and depending on whether it was a “strict foreclosure” or a “foreclosure by sale”, the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the Conn. foreclosure process are mostly found in the General Statutes of Title 49 Chapter 846, §49-1 to §49-31j.

However, if you are a landlord here that needs to evict a non-paying tenant, then you would need to reference the statutes of Title 47a instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the CT Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Connecticut Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 60 hours of approved real estate courses, successfully pass the written state real estate exam, pass certain criminal background checks, and pay the various required licensing fees.
