Before the Europeans arrival, Michigan was primarily inhabited by the Native American Algonquian people which included the Chippewa, Ottawa, and Potawatomi tribes who had collectively formed a confederation known as the Council of Three Fires which was tasked with the administration of the area for peaceful coexistence. The Chippewa occupied the central and northern part of the state; the Ottawa were on the southern side while the Potawatomi occupied the lower as well the western side of the state. Other indigenous tribes here included; the Sac, Miami, Menominee, Huron, and Mascouten.

Étienne Brûlé, a French explorer, led the first expedition and landed in this area around 1622. Forty-six years later, the Sault St. Marie was founded by Jacques Marquette and was the 1st permanent settlement for the Europeans. More settlers moved to this area which saw the establishment of various forts and trading posts such as Fort Miami and Fort St. Joseph in 1691. The French saw the need to protect their territory from British invasion and thus built Fort Pontchartrain. The settlement around this fort became an important trading post for fur and also a shipping post. It was included in the Royal Provinces of New France until the French lost to the British in the French and Indian War in 1763. It was later ceded to the USA via the Treaty of Paris of 1783, which marked the end of the American Revolutionary War.

Initially, the US placed the area in the Northwest Territory. However, in 1800 the Western portion became a part of the Indiana Territory. Then, in 1805, the Michigan Territory was created, and that lasted until Michigan was admitted to the Union on January 26, 1837, making it the 26th state. It currently covers an area of 96,716 square miles which makes it the country’s 11th largest state in land mass. With the nearly 10 million calling it home, it now ranks as the 10th most populous US state. The motto of this state is ‘If you seek a pleasant peninsula, look about you’, and has been nicknamed the Water Wonderland, the Great Lake State, and the Mitten State.

The state is located in the Midwestern part of the United States and borders the states of; Wisconsin, Indiana, Minnesota, Ohio, and Illinois as well as the country of Canada. MI falls under the Great Lakes region and actually borders four of the Great Lakes; Lake Erie, Lake Superior, Lake Michigan, and Lake Huron. This state is divided into the Upper Peninsula and Lower Peninsula, which is connected by the 5-mile long Mackinac Island Bridge. Dense forests and mountains such as the Porcupine Mountains cover the better part of the Upper Peninsula. Glacial moraines and conical hills cover the Lower Peninsula, which is mitten-shaped and accounts for two-thirds of the state’s area. Several notable islands are within the state limits and they include; the Beaver, North Manitou, South Manitou, Grande Isle, Isle Royale and the Fox Islands just to mention a few.

This state is endowed with many parks, national forests, monuments and preserves that commemorate specific occurrences here. Isle Royale National Park is known for its flora made up of boreal forests and broadleafs. The Keweenaw National Historical Park was created to preserve and protect the Keweenaw Peninsula, which is known for its lava formations and rich copper deposits. The Sleeping Bear Dunes National Lake Shore is an excellent recreational area with beaches, forests and dune formations and campgrounds such as the D.H. Day Campground and the Platte River Campground. The Ottawa National Forest is a preserve as well as a recreational area which is ideal for kayaking, canoeing, and fishing.

The city of Lansing serves as the state capital and it is nicknamed The Heart of Michigan or the L-Town. Lansing acts as a transport hub having major highways such as I-69, I-96 and I-496 passing through it and the Capital Region International Airport. This town is also known for its festivals such as the Old Town BlueFest and the Lansing JazzFest, two major musical festivals.

Residents here have access to various schools to quench their thirst for formal education. TMSU is the largest public university here, and its main campus is in the city of East Lansing. The other main public universities are the U-M in Ann Harbor, CMU in Mount Pleasant, MTU in Houghton, Oakland University in Rochester Hills, Grand Valley State University in Allendale, WMU located in the town of Kalamazoo and Wayne State University in Detroit.

Several teams that play in different major leagues hail from this state. The major ones are the MLB’s Detroit Tigers baseball team, the NFL’s Detroit Lions football team, the NHL’s Detroit Red Wings ice hockey team, and the NBA’s Detroit Pistons basketball team. College level games also have a massive following with the most notable teams in the NCAA Division I being the Wolverines, Spartans, Broncos, Chippewas, and the Eagles. Auto racing is also a favorite sport for most residents as they attend NASCAR races at the Michigan International Speedway. The AU Sable River Canoe Marathon and the Port Huron to Mackinac Boat Race are also other major canoeing marathons that attract many participants.

Many museums help to preserve culture, history and art creations here. The A.E. Seaman Mineral Museum focuses on the minerals from the Upper Peninsula and other parts of Mich. The Air Zoo Aerospace & Science Center includes over 60 historic airplanes and spacecraft, along with interactive exhibits including the MI Aviation Hall of Fame, and an indoor amusement park. The Antique Toy and Firehouse Museum focuses on the evolution of firefighting industry in this state and has rescue vehicles, collectible toys, and motorized fire trucks.

This state has a robust and diversified economy which receives contributions from economic sectors such as education, agriculture, hospitality, tourism, banking, healthcare, retail, insurance, energy, food processing, and manufacturing just to mention a few. It is home to the headquarters of more than twenty Fortune 500 companies including; General Motors, Ford Motor, Dow Chemical, Whirlpool, Lear, TRW Automotive Holdings, Penske Automotive Group, Kellogg, DTE Energy, Ally Financial, Pulte Group, Con-way, CMS Energy, Visteon, and Stryker. When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. The initial starting point for their PLSS is the Michigan Meridian which begins at the Sault Ste. Marie. Because this state used to have French settlements prior to the use of PLSS adopted in 1815, the other surveying method used here is based on the old French survey system of "long lots".

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust or a Trust Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 60 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Mich. foreclosure process are mostly found in Chapter 451 of Michigan Compiled Laws.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Mich. statutes of Chapter 554, Act 348 of 1972 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the MI State Board of Real Estate Brokers and Salespersons, which oversees all the licensing of the agents and most of the implementation and enforcement of the Michigan Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 90 hours of approved MI real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Mich. real estate broker, and pay the various required licensing fees.
