The Otoe, Missouria, Omaha, Pawnee, and Ponca are some of the earliest Native American tribes to inhabit the modern-day state of Nebraska. The Spanish arrived at this area in the 1690s and started trading with the Apache tribe. These people were known for their active trade networks and lived in defined settlements. The French arrived later and by 1703 they were trading actively with the natives who mostly lived along the Missouri River. Both the French and the Spanish claimed control over this land which saw the Spanish send a troop which was crushed by the French with the help of the Otoes and the Pawnees tribes.

The French surrendered the Louisiana Territory after losing the French and Indian War, which left the British and the Spanish fighting for control over the Mississippi region. The British established trade networks with the natives and were fully functional by 1773. The Spanish retaliated by sending their own expeditions which saw them establish Fort Carlos IV as a permanent settlement. The U.S. Army built Fort Atkinson but was abandoned some years later. The Territory was created by the U.S. government in 1854 together with that of Kansas.

Nebraska was admitted to the Union on March 1, 1867, with an estimated population of about 120,000 people making it the 37th state. It is the 16th largest state in size as it covers an area of 77,358 square miles. With the nearly 2 million people that call it home, it is ranked as the 37th most populous US state. ‘Equality before the law’ is the motto of this beautiful state which is nicknamed the Cornhusker State.

The State is located in the Midwestern part of the United States and shares its borders with the states of Iowa, South Dakota, Colorado, Missouri, Wyoming, and Kansas. NB falls under both the Great Plains region, on the eastern side, and the Dissected Till Plains, on the west side with varying vegetation and topographies. Three notable rivers cross this state, and they include; the Republican River, Niobrara River, and the Platte River.

Nebr. is endowed with various preserves, national parks and monuments that preserve and commemorate special occurrences in American history. The Samuel R. McKelvie National Forest is quite famous with camping enthusiasts as they view some indigenous wildlife such as mule deer, white-tailed deer, coyotes, fox, and pronghorn. The city of Lincoln, which was originally founded as the town of Lancaster, serves as the state's capital. Nicknamed the Star City, it is named for Abraham Lincoln and is known for its strong economy with an unemployment rate of typically less than 3%. Its state capitol building is the United States’ 2nd tallest after that of Louisiana. Lincoln has a good transportation network with major interstate highways such as I-80 and I-180 passing through it along with the Lincoln Airport providing airline services for the metropolitan area.

Residents here have a variety of schools to choose from to quench their thirst for modern education. NU is the largest public university in this state with its main campus in the city of Lincoln. Some of the other leading public universities are Peru State University located in the town of Peru and the Chadron State University in Chadron. Creighton University and Bellevue University are the largest private universities in this state based on enrollment.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties and its initial starting point is the Sixth Principal Meridian

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage or Deed of Trust.

If for some reason the borrower cannot repay the home loan, then the lender must go to court and start a judicial foreclosure which typically takes about 142 days to complete so long as it remains uncontested. During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the foreclosure process here are mostly found in N.R.S. Chapter 76-1005.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Nebr. statutes of Chapter 76, §§ 1401-1449 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Nebr. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Nebraska Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 19 years old, complete at least 60 hours of approved NE real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Nebr. real estate broker, and pay the various required licensing fees.
