The earliest Native Americans to inhabit the present-day state of Oklahoma were a group believed to be the ancestors of the Caddo and the Wichita people. The Panhandle tribes would later settle in the area and engage in hunting and gathering as well as trade. Francisco Vasquez Coronado was the earliest Spanish explorer to visit this land at around 1541.

The 19th century saw many Native American tribes being forced out of their ancestral homes and being taken to modern-day Oklahoma and the surrounding areas. The Choctaw was one of the first tribes that were forced from the southeastern part of the country via the historic “Trail of Tears”. Later, about 17,000 Cherokees were also relocated here which was already also occupied by the Quapaw and the Osage tribes. More Indian tribes continued to be relocated to the area, and by 1890, there were more than 30 tribes here which prompted the settlement’s name to be changed from the Choctaw Nation to the more appropriately name of the Indian Territory.

With an estimated population of about 1.5 million people Oklahoma was admitted to the Union on November 16, 1907, making it the 46th state. It covers an area of 69,869 square miles, which makes it the 20th largest US state in land area. With the nearly 4 million people that call it home, it is ranked as the 28th most populous US state. Its motto is borrowed from Latin words ‘Labor Omnia Vincit’ which translates to ‘Work conquers all’. Nicknamed the Land of the Red Man, the Sooner State, and the Native America, Okla. uses White and Green as its official colors.

The state is located in the south-central part of the United and borders the states of Missouri, Arkansas, Kansas, Colorado, Oklahoma and New Mexico. Okla. is part of the Frontier Strip that is made of all the states that form a line from the south to the north of the country. It lies in between the Ozark Plateau and the Great Plains and is characterized by high plains on its western side and low wetlands on the southeastern boundary. OK is known for its varying mountain ranges which include; the Arbuckle Mountains, Wichita Mountains, Ozark Mountains, and Ouachita Mountains.

This state has parks and monuments of national importance. The Wichita Mountains Wildlife Refuge is the oldest park under the management of the United States Fish and Wildlife Service. This park is known for its unique wildlife including the American buffalo, white-tailed deer, and elk among many more others. The Ouachita National Forest is a preserve for hardwoods with trees such as White Oaks, Northern Red Oaks, Blackjack Oaks, and Post Oaks. This forest has recreational areas such as the Ouachita National Recreational Trail, which is used for horseback riding, mountain biking, and hiking. The OKC National Memorial honors and commemorates the survivors, victims and rescue team of the OKC bombing. The Cherokee National Capitol preserves the building that was used as the capital of the Cherokee Nation for more than four decades. Other attractive parks include; the Little River National Wildlife Area, Black Kettle National Grassland, the Washita National Refuge and the Chickasaw National Recreational Area.

Oklahoma City serves as the state's capital with a population over 600,000 people. This town is known by several nicknames such as the Big Friendly, the Cinderella City, the City, and OKC. Transportation routes within OKC are well connected and are served by major highways like interstates I-44, I-35 and I-40 and flight services through Will Rodgers World Airport and Wiley Post Airport. The city is also known for its various attractions such as the Myriad Botanical Gardens that has different plant species and hosts events such as Downtown in December and the Oklahoma Gardening School.

Residents here are fortunate for the variety of schools that offer modern and specialized training across various fields here. OU, with the main campus in the city of Norman, is the largest public university in this state. Other public universities here are OSU located in the town of Stillwater, the USAO in Chickasha, SWOSU in Weatherford, Rogers State University in Claremore, Southeastern State University in Durant, and OPSU in Goodwell. Some of the major private universities here are OKCU and Oral Roberts University in Tulsa.

This state hosts sports teams that play both in the major and minor leagues. The NBA Thunder basketball team is the only team in one of the big four major league. Other minor league teams include the OKC Dodgers and the Tulsa Drillers which are both affiliated with the MLB Los Angeles Dodgers baseball teams. Soccer teams include the OKC Energy FC and the Tulsa Roughnecks FC in the USL. Several teams from various universities compete in NCAA Division I including the OU Sooners, OSU Cowboys, and the Tulsa Golden Hurricanes. The Southern Hills Country Club, rated among the top golf courses in the country, is quite famous with golf fans and has hosted events such as Men’s major golf championships and LPGA tournaments regularly.

Various museums and events help to preserve the heritage, history, and culture of the area. The Cherokee National Prison Museum maintains the jail that was used when Cherokee Nation was operational in the late 19th century. The A.D. Buck Museum of Science and History has artifacts showing the history of this state and has mounted specimens of mammals and birds for educational purposes. The Tulsa State Fair is the biggest festival here and attracts more than one million people every year and has exhibits in areas such education, agriculture, entertainment, contests, and family activities among many others. The OK State Fair is also known to attract about 1 million people and is known for its rodeos and horse shows.

The economy here is diverse with players such as energy, aviation, transport, agriculture, electronics, banking and telecommunication. This state has been ranked 3rd in production of natural gas in the United States. Some of the largest private employers headquartered or with operations here are the Cimarron Alliance Foundation, St Francis Hospital, BlueCross BlueShield, Integris Baptist Medical Center, American Airlines, Bob Moore Automotive, American Fidelity Assurance Company, Chesapeake Energy Corporation, Bank of Oklahoma, Devon Energy, Oneok, NGL Energy Partners, Williams, and Arrow Trucking Co.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. This state uses the Indian Meridian, which extends from Red River to the south boundary of Kansas.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 186 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Okla. foreclosure process are mostly found in OK Statutes in Title 46, Chapter 2A, §43.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Okla. statute of Title 41 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Okla. Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Oklahoma Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 90 hours of approved OK real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Okla. real estate broker, and pay the various required licensing fees.
