The Wabanaki people were the earliest inhabitants of the area that developed to become the modern-day state of Maine. The Wabanaki were made up of several tribes which included; the Penobscot, Maliseet, Abenaki and the Passamaquoddy. The Norwegians are thought to be the earliest Europeans to arrive in this area and had interactions with the Penobscot about 1000 years ago. Unless it was a hoax, evidence of the 9th-century Norse silver ‘Maine Penny’ discovered at the Goddard archaeological site in 1957 suggests that the Norwegians might have also established trade relations with the locals too.

French missionaries were the earliest new Europeans to build permanent settlements at around 1609 with the establishment of mission centers at Penobscot Bay and then at Mount Desert Island four years later. The town of Castine was founded in 1613, and Fort Pentagouet erected 13 years later to protect it from invasions. Various native tribes fled to Canada following several decisive defeats in battles such as the King William’s War and the Dummer’s War. In 1652, Maine became part of the Massachusetts Bay Colony and the French and British engaged in various battles over it. The British eventually gained absolute control over this province after defeating the French in the mid-18th century.

With an estimated population of about 300,000 people, Maine was admitted to the Union on March 15, 1820, making it the 23rd state. It is the 39th largest state in area as it covers an area of 35,385 square miles. With the estimated nearly 1.5 million people calling this state home, it now ranks as the 42nd most populous US state. Nicknamed the Vacationland or the Pine Tree State, the motto of this state is ‘Dirigo’ which is Latin and translates to ‘I Guide.’

The state is located in the far northeastern corner of the United States and borders the country of Canada, state of New Hampshire and the Atlantic Ocean. It is part of the New England region where it is ranked the largest state by land mass. This state has several major lakes within its boundaries which include; Moosehead Lake, Lake Champlain, and South Twin Lake. The Machias Seal Island is considered part of the state along with the North Rock region which borders Canada. The northeastern coastal forests that cover the better part of the Central Atlantic also reach all the way up into the southern area of the state.

This picturesque state is endowed with many beautiful beaches, preserves, monuments and parks of national importance. The Acadia National Park has been existence for almost a century, but it has never lost its charm and attractiveness. The Cadillac Mountain, Otter Cliffs, Sand Beach and Thunder Hole are the other sites to visit within this vast park once you are done with biking, mountain climbing, and horse riding. The White Mountain National Forest within the Western Mountains area is a good place for hunting, hiking, fishing or camping among many other recreational activities. The Crescent Beach State Park is famous for its saltwater beaches and hiking and biking trails. The Allagash Wilderness Waterway is a recreational site known for fishing, canoeing, camping and hunting activities.

The Roosevelt Campobello International Park, situated on the Campobello Island, was named in honor of Franklin D. Roosevelt, who toured this area frequently. This park serves as a symbol of cooperation between the United States and the country of Canada as well as a memorial for Roosevelt. The Saint Croix Island International Historic Site was built to commemorate the hard times that the expedition led by Pierre Dugua went through as more than half of the troop died.

The city of Augusta serves as the state's capital. Founded as Cushnoc, a trading post along the Kennebec River, this town has grown to be an economic hub with sectors such as education, transport, healthcare and banking playing significant roles despite being the country’s 3rd smallest state capital.

People here have access to various modern schools to quench their thirst for formal education. The UMaine is the largest public university here, and its main campus is located in the city of Orono. This university also operates campuses in Augusta, Farmington, Presque Isle, Fort Kent, and Machias. The University of Southern Maine is the state’s second largest public university. Private universities and colleges also have their share and the University of New England is the largest of them. The Maine Maritime Academy is also a notable school within this state.

Several professional sports teams that play in various minor leagues call the state home. The most notable ones are the Red Claws, who are affiliated with NBA Bolton Celtics basketball team and the Portland Sea Dogs with the MLB Boston Red Sox baseball team. Various colleges and universities sponsor athletic teams with the most notable team being the UofM Black Bears, who compete in the NCAA Division I.

The culture and heritage of this state are preserved through various museums and centers. The 1811 Lincoln County Museum and Jail is the site of one of the earliest jails in this state fully fitted with furniture and fittings. The Abbe Museum is dedicated to the history, crafts, and culture of the Wabanaki people. The Aroostook County Historical and Art Museum has various collections of photographs, a typical World War II prison, military artifacts and a historical kitchen among many other collectibles. The Burnham Tavern Museum is a site that houses various weapons, machinery, and equipment during the American Revolutionary War. The Portland Museum of Art stocks a wide collection of contemporary arts from some of the best artists from here and outside the state too.

Its economy receives contributions from various players like education, healthcare, finance, retail, commerce, manufacturing, food processing and energy just to name a few. The largest private employers in this state are; the Hannaford Bros Co, Wal-Mart, MaineHealth, L.L. Bean, Inc., Bath Iron Works Corporation, Eastern Maine Medical Center, MaineGeneral Medical Center, Unum Provident, Central ME Healthcare Corp and T D Bank N A.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. Since this state used to be part of the early organizing years of the USA, it primarily follows the old English real estate surveying method of using Metes and Bounds to legally describe the property.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this state is primarily a lien theory state. This just means that the raw title of the property will remain as collateral until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Mortgage.

If for some reason the borrower cannot repay the home loan, then the lender must go to court and start a judicial foreclosure which typically takes about 240 days to complete so long as it remains uncontested. During this process, the mortgage company’s attorney will also typically file a lis pendens against the property so that the public is made aware of the pending foreclosure. Once the judge rules in favor of the mortgage company, then the court will issue a final judgment of foreclosure and the property will either revert back to the bank or will be awarded to the highest bidder at the foreclosure auction. The laws that pertain to the foreclosure process here are mostly found in ME Revised Statutes, Title 14, part 4, Chapter 403.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the ME statutes of Title 14, Part 7, Chapter 709, Subchapter 1 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the ME Real Estate Commission, which oversees all the licensing of the agents and most of the implementation and enforcement of the Maine Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, provide recommendations of good character, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed MEo real estate broker, and pay the various required licensing fees.
